Chesterfield Square Recognized by the Urban
Land Institute as a Finalist for the 2005 Awards for Excellence
Chesterfield Square is a 250,000 sq foot commercial development on 22 acres in South Los Angeles. Chesterfield Square is a highlight for Katell Properties and is significant for many reasons: it models the economic viability of commercial shopping developments in the inner city by generating $90M in sales tax revenue; it responds appropriately to its urban environment, reminding the viewer that good design is a product of its context; it required the clean-up of a contaminated brownfield; it acts as a placemaker, positively transforming the identity of a community; it functions as a "tipping point," spurring job growth and further investment in the inner city; and it fulfills real needs in an underserved community by providing requested resources in a safe and accessible landscape. To realize this project, a unique development team gathered to share individual strengths in tandem with community and civic partners. This uncommon alliance achieved unprecedented success – within three years, the center was entirely leased and commanded rents equal to those asked on the upscale Westside. Chesterfield Square is anchored by a Home Depot, Food 4 Less (a Kroeger company), Walgreen’s, Starbucks, International House of Pancakes, Radio Shack, McDonald’s, Subway, Pollo Campero, and several locally owned specialty shops.

Chesterfield Square wins Phoenix Award
Also in 2005, Chesterfield Square was recognized by the Phoenix Awards Institute, an environmental and community service non-profit located in Harrisburg, PA. Created in 1997, the prestigious Phoenix Award honors individuals and groups who are working to solve the critical challenge of transforming abandoned industrial areas into productive new uses. The Phoenix Awards are widely recognized as the outstanding award fro achievement in brownfield redevelopment. Criteria for the award focus on magnitude of the project, innovative techniques, solutions to regulatory issues, and impact on the community. Award winners represent outstanding brownfield projects from each of the 10 US Environmental Protection Agency (EPA) regions. Chesterfield Square was recognized as a Community Impact winner for Region 9.
